Very comfortable bed, large apartment, good location, center and everything is within walking distance.
Balcony door not really soundproof. Although our room faced into a quiet alley, in the morning there was some noise from trucks. All in all, it was quite.

The location is just perfect-so close to trams and loads of fantastic restaurants. I loved having a little kitchen in my room; it made it easy to whip up snacks when I wanted.
There were a few small issues that could be improved. The bathroom was pretty cramped, and I noticed a strange smell when using the shower. A couple of minor maintenance things, like a leaning shelf, also stood out, but nothing too bad that it ruined my experience.

The staff were friendly and ready to help with any questions. The restaurant had top quality food cooked well, with a great atmosphere, which was a lovely and pleasant surprise. Clever use of design, which I really enjoyed in my room.
The location of reception was a little inconvenient, but I got the hang of it. I didn't like having a room without a window to the outside world. I didn't like hearing the travellers in the next room as the windows we both had onto an internal courtyard were perpendicular and adjacent to each other and every word travelled. I didn't like having a tiny poky bathroom and a huge kitchen area when I was travelling alone and only there for 2 nights. It would make sense to book short stay people who probably won't use the kitchen facilities and are travelling alone into a room with a bigger bathroom space... if that exists. These aren't complaints and I have booked to stay again in 2 weeks time, they are just ways that my stay could have been even better.

Breakfast for $17 is very good. Comfortable beds. Downtown location. Free tram 200m away. Sufficient apartment size.
Points deducted because: no room service for one day; the room was very noisy; We had an executive apartment with balcony facing Church Str. Many construction works from 5.30 a.m.; The noise level in the room is extremely high; On the balcony it was unbearable; The bathroom was very small.

Perfect Location for Exploring Melbourne
